Houston Home Appraisals services two areas: the Houston Metropolitan area and the rural, triangular area west of Houston and between San Antonio and Austin that we call the Western Region.  The two areas are broken into primary and secondary areas depending mostly on distance from office but also reflecting certain market characteristics.

The Houston Metropolitan Primary Service Area includes all Harris county and portions of Brazoria, Fort Bend, Galveston, Montgomery and Waller counties.  It extends roughly 32 miles from downtown Houston.  This service area is shown in the map below:

Houston Metro Area

Included are the communities of Sugar Land, Katy, The Woodlands, Kingwood, Rosenberg, Baytown, La Porte, League City, Dickinson and Alvin.  The cost of an appraisal in this area depends on the complexity of the assignment.

The Houston Metropolitan Secondary Service Area adds Liberty and Chambers Counties to the list of counties in the primary area.  Each of these counties is fully covered except for the southern section of Brazoria and the eastern section of Chambers as these areas are serviced by MLS systems to which we presently do not subscribe.  The secondary service area includes Conroe and Cleveland to the north, Texas City and Galveston Island to the southeast and Angleton to the South.  The cost of an appraisal in this area depends on both the travel distance and the complexity of the assignment.

The Western Region Primary Service Area includes Austin, Colorado, Waller and Washington Counties.  The Western Region Secondary Service Area includes Burleson, Fayette, Grimes, Lavaca and Lee Counties.

This area is mostly rural.  Properties in this area have diverse characteristics.  Inspection of comparable sales often requires considerable travel.  For most of this area, the Texas Listing Service is the primary data source and it calls for considerable manual data entry and analysis.  Because of these factors, the cost of an appraisal is typically much higher than for the Houston Metropolitan Area.  Appraisals for this area are individually reviewed and quoted.

We have limited coverage of counties in the Western Region Secondary Service Area because some of these areas are outside the MLS data sources to which we subscribe.  These counties are near Austin, Bryan/College Station and Wharton, respectively, and are serviced by these MLS systems.  We do not appraise suburban properties in these counties but may appraise rural properties where comparable sales are located away from these metropolitan centers and are in the Western Region.
